Term and Conditions

  1. All guests must be over 16 years of age
  2. Minimum stay five nights. Where possible, we can be flexible about start days
  3. A deposit of 20% of the total amount is payable on booking, with the remainder to be paid six weeks before your holiday starts. We will send you an email with bank details for a BACS transfer, or a PayPal payment request if credit card payment is preferred, but a small fee of 2% will be applicable to cover costs. Provisional bookings will, on request, be held for 4 days after the reservation has been made to allow payment of the deposit
  4. We reserve the right to cancel any booking if necessary. In the unlikely event that we must cancel a booking, we will provide as much notice as possible and will issue a full refund of any money received
  5. We strongly recommend that you take out cancellation insurance. If you need to cancel your holiday, you should notify us as soon as you are aware of the circumstances leading to the cancellation. If there is a valid reason for cancellation not less than 10 weeks before your start date, we will at our discretion retain your deposit only. Please note that disinclination to travel or a wish to change your destination are not valid reasons and will leave you responsible for payment of your holiday in full. Any cancellations notified later than this will leave you liable for the full balance. We will of course endeavour to re-let the property at this short notice which may require offering discounts. Any monies we receive from a new letting we may, at our discretion, use to reimburse some of the monies you have paid us. Any cancellations should be notified to us by email or in writing by first class post.
  6. We ask that the person making the booking be always resident in the cottage – no transfer of your booking is allowed without prior consultation
  7. Any complaint during your stay must be notified immediately to give us the opportunity to rectify the situation. We will not be held responsible for any complaint not notified during the period of your holiday
  8. Please tell us of any damage or breakages. We will not charge for accidental damage of a minor nature, but we would appreciate being notified in order that we can repair or replace the damaged item for future guests
  9. You will be liable for payment to repair or replace items seriously damaged by any of your party or pets during your stay
  10. We accept no liability for any accident, injury, loss or damage experienced by any guest, visitor, vehicle or their belongings, however caused
  11. Please do not exceed the number of guests stated. We retain the right to ask any unauthorised guest to leave
  12. Dogs are welcome at Kerswell Farm – maximum two dogs. Please let us know when booking if you are bringing dogs with you. Cats are not permitted. Dogs are not allowed on beds or furniture or left unattended in the cottage at any time. Please pick up after your dog on mown paths and in the garden
  13. Please leave the cottage clean and tidy on departure. Your booking begins on 4.00pm on the arrival date and ends at 10.00am on the departure date. We take pride in preparing the cottage to a high standard for your stay, and this takes time. Departure time may be flexible on request, depending on the timing of the arrival of our next guests

Please remember – if you should have to cancel your holiday you remain liable for the cost of your holiday, whatever the reason for cancellation. Cancellation insurance is therefore strongly recommended (refer to note 5)
