Term and Conditions

  1. Main season bookings are from Saturday to Saturday or Friday to Friday as stated in the cottage description. Out of season we are happy to arrange short breaks and can be flexible about start days
  2. A deposit of 20% of the total amount is payable on booking with the remainder to be paid six weeks before your holiday starts. We will either send you a PayPal payment request by email or ask that you pay the balance by BACS. If the balance is not paid, we reserve the right to cancel your booking. Bookings made less than two months before the beginning of your holiday must be paid for in full. Provisional bookings will be held for 4 days after the reservation has been made
  3. We reserve the right to cancel any booking if necessary. In the unlikely event that we must cancel a booking, we will provide as much notice as possible and will issue a full refund of any money received
  4. We strongly recommend that you take out cancellation insurance. If you need to cancel your holiday, you should notify us as soon as you are aware of the circumstances leading to the cancellation. If there is a valid reason for cancellation not less than 10 weeks before your start date, we will retain your deposit only. Please note that disinclination to travel or a wish to change your destination are not valid reasons and will leave you responsible for payment of your holiday in full. Any cancellations notified later than this will leave you liable for the balance. We will of course endeavour to re-book your stay with us on an alternative date, but if we are unable to do this you will be responsible for the full amount. Any cancellations should be notified to us by email or in writing by first class post
  5. Any complaint during your stay must be notified immediately to give us the opportunity to rectify the situation. We will not be held responsible for any complaint not notified during the period of your holiday
  6. Please tell us of any damage or breakages. We will not charge for accidental damage of a minor nature, but we would appreciate being notified in order that we can repair or replace the damaged item for future guests
  7. We accept no liability for any accident, injury, loss or damage experienced by any guest, visitor, vehicle or their belongings, however caused
  8. Please do not exceed the number of guests stated. We retain the right to ask any unauthorised guest to leave
  9. Dogs are welcome at Kerswell Farm. Please let us know when booking if you are bringing dogs with you. Cats are not permitted. Dogs are not allowed on beds or furniture or left unattended in the cottage at any time. Please pick up after your dog, except in the culm meadow and large rush field
  10. Please leave the cottage clean and tidy on departure
  11. Your booking begins on 4.00pm on the arrival date and ends at 10.00am on the departure date. We take pride in preparing the cottage to a high standard for your stay, and this takes time. Departure time may be flexible if there are no guests arriving on the day of your departure



Please remember – if you should have to cancel your holiday you remain liable for the cost of your holiday, whatever the reason for cancellation. Cancellation insurance is therefore strongly recommended (refer to note 4)
